Overview

This shared deck sits at the community’s property management office and overlooks the pond and fountain. The existing cinder-block support beneath one section had cracked on both sides and had begun to shift and tip toward the pond. Along the pondside edge, the deck framing had very limited proper support, in places bearing almost directly on the cinder blocks below. PNW corrected the affected areas using a coordinated above-and-below leveling process: one crew member worked underneath the deck installing and adjusting the support blocks and piers, while a second crew member remained on top checking the deck surface for level and guiding the adjustments until the affected portions were properly leveled. The existing decking and railings were preserved throughout, and only the affected support points were repaired. The result is a properly leveled deck with improved support at the repaired areas while preserving the existing decking and railings.

Scope of Work

• Site assessment: Identified the cinder-block support areas that had cracked on both sides and shifted toward the pond, with very limited support along the pondside framing.
• Above-and-below leveling: Performed a coordinated leveling process, with one crew member adjusting support blocks and piers underneath the deck while a second crew member checked the deck surface for level from above.
• Support and pier repair: Repaired and replaced the necessary support points and piers beneath the affected areas of the deck.
• Block and pier installation: Installed and adjusted blocks and piers beneath the affected areas to restore proper, even support.
• Preservation of existing structure: Preserved the existing decking and railings, keeping the repair limited to the affected support areas.
• Final leveling check: Confirmed with the crew member on top of the deck that the affected areas were properly leveled before completing the repair.
