Full Roof Replacement — Single-Family Residence
Location: Terrebonne / Smith Rock area, Central Oregon
Scope: Complete tear-off, structural deck repair, re-insulation, and reroof
Status: Complete
Contractor: PNW Residential and Commercial, LLC · CCB #260744
Overview
This project replaced a failing roof on a single-family home and turned into a full structural fix. Once we stripped the old shingles, we found water-damaged sheathing and hidden mold in the decking — so the job opened up from there. We took it down to the trusses, addressed the damage at the source, re-insulated, and rebuilt the entire system from the deck up. This is the same home where we’d go on to complete the interior remodel, so the owners trusted us to carry the same quality through every phase.
Scope of work
- Tear-off: Removed the existing roof down to the deck and hauled off all old material.
- Deck repair & structural: Found water-damaged sheathing and hidden mold; replaced 52 sheets of rotten OSB, treated the exposed framing and sealed it with Fiberlock, and opened the roof to the trusses where needed.
- Re-insulation: Removed the old/failed insulation system and blew in fresh insulation before closing the roof back up.
- Re-deck & dry-in: Installed new OSB decking, snapped layout lines, and dried the roof in with synthetic underlayment.
- Shingles & finish: Installed IKO Dynasty architectural shingles with IKO UltraHP high-profile ridge cap, plus new roof vents and pipe flashing throughout.

Family Room Conversion — Two New Bedrooms
Location: Terrebonne / Redmond area, Central Oregon
Scope: Demolition, structural reframing, electrical rough-in, and drywall
Status: In progress
Contractor: PNW Residential and Commercial, LLC · CCB #260744
Overview
This project converts an existing family room into two separate bedrooms, reworking the layout to add usable, code-compliant living space as the owner transforms the property into a rental. We took the area back to its bones and are rebuilding it from the subfloor up — reframing for the new room division, running new electrical, and hanging drywall. This is the same home where we’d already completed a full tear-off and reroof, so the owners trusted us to carry the same quality inside.
Scope of work (in progress)
- Demolition & tear-out: Removed divider wall and outdated wall coverings (sponge-paint wallpaper), and existing floor coverings down to the subfloor. Selected walls stripped to the studs.
- Floor prep & framing: Laid out and installed new floor framing / sleeper plates to level up the space for the owner to transform the property into a rental.
- Wall reframing: Framed new partition walls to divide the former family room into two bedrooms, including new doorway openings and reframing around the kitchen pass-through.
- Electrical rough-in: Installed new outlet and switch boxes and ran new wiring for the two-bedroom layout to current code.
- Drywall: Hung sag-resistant board on walls and ceilings, set outlet/switch cutouts, and taped seams in preparation for finish.

Fence Staining, Accent Wall & Exterior Wood Refresh — Residential Property, Redmond, Oregon
Location: Redmond, Oregon
Scope: Full surface cleaning and preparation, professional exterior stain applied to fence and accent wood, and restoration to a clean, finished appearance
Status: Complete
Contractor: PNW Residential and Commercial, LLC · CCB #260744
Weathered fence panels and exterior wood surfaces had lost their color and protection over several Central Oregon winters. The property owner wanted to restore the appearance and extend the life of the wood — and add a stained wood accent — without a full replacement.
We completed full surface cleaning and preparation, applied a professional exterior stain to the fence and accent wood, and restored everything to a clean, finished appearance. Proper prep work is what makes the difference between a stain job that lasts and one that peels within a season.
